What Rate Americans Pay on Their Mortgages
Share of outstanding first-lien mortgages by contract interest rate, latest quarter, %
Federal Housing Finance Agency, National Mortgage Database: first-lien residential mortgages open at the end of each quarter, a one-in-twenty sample of mortgages in credit files, shares by number of loans. Since late 2022 the Freddie Mac 30-year rate has sat at or near the lower edge of the top bucket, so nearly every loan in the other buckets carries a rate below the market rate; the lock-in chart shows the two rates over time.
The distribution of mortgage rates across every home loan outstanding, in whole-point buckets. Owners with a rate far below today’s have little reason to sell and borrow again, which is why so few homes come up for sale.
