Share of U.S. Banks Above 300% CRE Concentration (All Banks)

Latest

9.08%

Methodology

## What this measures

The percentage of every bank that filed a Call Report for the quarter whose commercial real estate concentration (construction, multifamily, non-owner-occupied nonfarm nonresidential and loans to finance CRE, over tier 1 capital plus the allowance for credit losses) is above 300%.

## Why it matters

Three hundred percent is the supervisory line above which a bank’s CRE lending draws extra scrutiny. The share above it shows how many banks are exposed enough for a CRE downturn to threaten their capital.

## How to read it

Higher means more banks are heavily concentrated in CRE. The largest banks rarely cross the line; mid-size banks do most often.

## What it does not say

Crossing 300% is not a violation and does not mean losses. The guidance also looks at growth over 36 months, which is not part of this measure. Size bands use each bank’s total assets in the quarter, in nominal dollars, so banks move between bands as they grow and the bands hold more banks over time than they would in constant dollars. Figures are for individual bank charters, not holding companies.

## How it's built

Per bank concentration as in banks.cre_concentration; the share of banks in the band above 300. History from the first quarter of 2008.

## Source

Federal Financial Institutions Examination Council, Central Data Repository, Call Reports bulk data ("Call Reports -- Single Period", cdr.ffiec.gov), every insured U.S. commercial bank and savings institution that files a Call Report; U.S. government work. Refreshed by /api/cron/bank-call-reports-sync, which checks weekly for a new quarter (banks file 30 days after quarter end; the full set is usually complete about 45 days after).
