US Household Home Equity Line Balances (NY Fed)

Methodology

## What this measures

Balances on home equity revolving lines of credit owed by US households at the end of each quarter, in trillions of dollars.

## Why it matters

Home equity lines let owners borrow against the value of their homes. Their use rises when first-mortgage rates are high and owners would rather keep a low-rate mortgage than refinance it.

## How to read it

Read the quarterly change. Set it beside mortgage balances and the 30-year mortgage rate: growing HELOC balances while mortgage refinancing is quiet suggests owners are tapping equity without giving up their existing loans.

## What it does not say

It is a nominal stock of debt. It does not show credit limits, how much of the available equity is drawn, or the rates charged.
