CRE Loan Delinquency Rate, 100 Largest Banks
Latest
1.7%
Methodology
## What this measures
The share of commercial real estate loan balances at the 100 largest U.S. commercial banks that are 30 or more days past due or no longer accruing interest.
## Why it matters
Read beside smaller banks (fred_drcrelexfobs), it shows whether trouble in commercial property lending sits with the largest lenders or with regional and community banks.
## How to read it
Higher is worse. It was 1.70% in the second quarter of 2026, down from 1.89% a year earlier, against 9.95% at the 2010 peak. Compare with smaller banks (fred_drcrelexfobs).
## What it does not say
These are commercial real estate loans held by U.S. commercial banks, not commercial mortgage-backed securities (CMBS), where office loan delinquency has run far higher. Bank figures also exclude life insurers, credit unions and private credit funds.
