Share of outstanding first-lien mortgages by contract interest rate, end of quarter, %
Plays the chart through its history. Pauses are where the data set a record or moved most.
Federal Housing Finance Agency, National Mortgage Database: first-lien residential mortgages open at the end of each quarter, a one-in-twenty sample of mortgages in credit files, shares by number of loans. The five rate buckets add to 100.
The rate lock-in, quarter by quarter: the refinancing wave of 2020–21 moved most American mortgages below 4%, and the share at 6% or more has been climbing back slowly since rates rose in 2022.
